How fast will I hear back?
Most submissions get a real human response within 24 hours, often same day. If your deal is time-sensitive, call us at (757) 255-7591 after you submit.
Do you pay assignment fees?
Yes. We pay clean assignment fees on contracts that fit our buy box. We're the end user, so we don't have to shave the fee to fund a chain of middlemen.
What if my deal is ugly?
Bring it. We buy hoarder houses, fire damage, foundation issues, occupied with bad tenants, weird title — the stuff most cash buyers don't have the appetite for. We renovate hundreds of homes a year.
What about leads I don't have under contract?
Send them anyway. Our acquisitions team works leads end-to-end — we'll call the seller, structure the deal, and pay you a referral split when it closes. You don't need to be on the contract.
Will you share my deal with other buyers?
No. Submissions stay inside Caymus. We don't run a "deal of the day" list off your work.
What's your buy box?
SFH and small multi across all of Hampton Roads, all conditions, all equity positions. We close in Virginia Beach, Norfolk, Chesapeake, Suffolk, Portsmouth, Hampton, and Newport News most heavily, but we'll look at outlying markets too.
